Home Staging 101 by Real Estate Agents

Home staging is one of the most highlighted events by real estate agents these days when it comes to attracting buyers. Rapidly gaining popularity among home sellers home staging is the process through which sellers use a number of tactics to transform their home making it appealing to potential buyers.

Real estate agents are increasingly using home staging techniques to sell homes at a higher market value in a shorter time span. Home staging might sound overwhelming to most home sellers who do not have a clue about setting their home up to enable buyers to visualise themselves living in it comfortably. However, this is not as challenging as it seems. The best real estate agents have a checklist to ensure home staging takes place without any glitches and being a seasoned realtor who has helped organise numerous home stagings I am going to share this checklist with you today.

  • Get rid of all the clutter. This is the basic of home staging. Your home should be immaculate and spotless without any clutter lying around the corners. This includes cleaning your counter tops, stowing away all extra items, making sure your table tops, side tables and chairs are not strewn with papers, magazines, bills and discs. Put away your laundry and your garbage bins should also be out of sight. Making your home clutter free includes the outside of your home in addition to the inside area.
  • Remove all personal items. Packing away the family pictures, toys displayed on shelves and even removing tooth brushes, toothpaste, other toiletries from the bathroom is a good way to impersonalise your home.
  • Do not clutter your closets with all your extra items. Remember the buyers will inspect the closets to assess their size; therefore you should remove half the items in your closet to give an impression of spaciousness.
  • Invest in a storage unit, putting away all your extra furniture, deco’ and other personal belongings in it to make space in your home.
  • Rearrange your furniture and repair all broken knobs, cabinets, windows, doors including all major appliances.
  • Mow your lawn, trim the hedges and tidy up your outdoor area placing some colourful potted plants to jazz it up.
  • Hire the services of professional cleaners to give your home a good scrub. This should include the carpets, rugs, curtains, windows, doors, tiles, kitchen counters and pressure washing the exterior of your home.
If your home looks worn, a fresh coat of paint in neutral colours is what you need to freshen it up.
For home sellers, staging their home and removing all their personal items can be a bitter pill to swallow, however this is a good time to impersonalise yourself from a home you will be leaving soon. At this time your real estate agent will be your best support as great real estate agents make the process of staging a breeze for their clients providing ample moral support.
